Most Irish homes built before 2011 have either no attic insulation or a shallow layer that falls well short of the 300mm minimum required under the SEAI Better Energy Homes scheme. What happens during attic insulation installation

A cold attic is the space between your ceiling and the roof tiles — separate from any living area. Insulating it means laying or blowing material across the attic floor (the ceiling joists below), keeping heat inside the rooms beneath rather than letting it escape through the roof.

SEAI-registered contractors use two methods: mineral wool batts, which are rolled out between and over the ceiling joists by hand, and blown loose-fill, where cellulose or mineral wool is injected across the floor with a hose. Blown insulation is faster and covers awkward corners more reliably. Both achieve the same thermal result.

Does your home qualify for attic insulation?

Almost all Irish homes with a pitched roof and an accessible cold attic qualify. Your home must have been built and occupied before 2011 to claim the SEAI grant — newer homes can still have attic insulation installed but pay the full cost without grant support.

If your attic has been converted to a living space, has evidence of damp or condensation, or has very restricted access, an SEAI-approved contractor will advise on the right approach at the pre-works survey stage. A standard cold attic job on a semi-detached home is typically complete in half a day. The contractor lays or blows insulation across the attic floor to the required 300mm depth, checks ventilation is maintained, and issues a post-works certificate on completion.

The work causes no disruption to the rooms below and requires no special preparation by the homeowner. The contractor surveys the attic before any work begins to confirm access and check for damp.

Frequently asked questions about attic insulation

How deep should attic insulation be?

SEAI requires a minimum depth of 300mm for loose fill or 250mm for mineral wool batts. Most older Irish homes have 100mm or less in place, so topping up to the required depth is the most common job.

Can I get the SEAI grant if my home is newer than 2011?

The Better Energy Homes grant is only available to homes built and occupied before 2011. Newer homes can still have attic insulation installed but would pay the full cost without grant support.

Blown insulation or mineral wool batts: which is better?

Both achieve the same thermal result. Blown loose-fill is faster and reaches awkward corners more reliably. Mineral wool batts are slightly cheaper for straightforward open attics with good access. Your contractor will advise based on what your attic looks like.

Will attic insulation cause damp or condensation?

Not if the work is done correctly. SEAI-approved contractors maintain adequate ventilation during installation. Blocking all airflow in a cold attic can cause condensation, which is why ventilation is checked as part of every pre-works survey.

Can I insulate my attic myself and still claim the grant?

No. To claim the SEAI grant the work must be carried out by an SEAI-registered contractor. They handle the full application, deduct the grant from your invoice and issue a post-works certificate. DIY insulation does not qualify.

What if my attic is converted to a room?
