Roof and Attic Insulation in Ireland
How attic insulation works, what it costs in 2026 and how to claim the SEAI grant of up to €3,000.
Roof insulation in Ireland: costs, grants and what to expect
Roof insulation is the most cost-effective energy upgrade for most Irish homes, cutting heat loss through the ceiling by up to 25 percent and typically paying for itself within two years after the SEAI grant is applied. For most households, it is the first upgrade energy advisors recommend.
Most Irish homes built before 2011 either have no attic insulation or a shallow layer that falls well short of the 300mm minimum now required. A single half-day job can cut your heating bills by €150 to €300 a year.
What happens during an attic insulation job
Most Irish homes have a cold attic, a pitched roof space separate from the living area below. Insulating it means laying or blowing material between and over the ceiling joists at floor level, keeping heat inside the rooms beneath.
The two methods used by SEAI-approved contractors are mineral wool batts (glass fibre or rock wool rolls) and blown loose-fill, where cellulose or mineral wool is injected across the attic floor with a hose. Blown insulation is faster and reaches awkward corners more reliably.
- Mineral wool batts: laid by hand between joists, quick for accessible attics
- Blown loose-fill: injected through a hose, ideal for tight spaces and top-ups
- Room-in-roof: insulation goes between and under the rafters, not the floor joists
- Minimum 300mm depth required to meet SEAI specification

SEAI grant: up to €3,000 in 2026
The Better Energy Homes scheme pays a grant directly to SEAI-approved contractors, who deduct it from your invoice. You pay only the net cost.
- Standard attic insulation: up to €1,500 per dwelling
- Room-in-roof insulation: up to €3,000 per dwelling

Does your home qualify?
Almost all Irish homes with a pitched roof qualify for attic insulation. A standard cold attic with accessible joists is the simplest case.
You may need a specialist assessment if your attic has already been converted to a living room, shows evidence of damp or condensation, or has very restricted access. An SEAI-approved contractor will survey your attic before any work begins. If the survey reveals damaged tiles, slipped slates or a structural issue that needs fixing first, you will need a roofer to carry out that repair — roofersinireland.ie lists registered contractors across all 26 counties.
- Home built and occupied before 2011 (for grant)
- No active damp or structural issues in the attic
- Adequate access for survey and installation
What to expect on the day
A standard attic insulation job on a semi-detached home is typically complete in half a day. Blown insulation is faster still. Room-in-roof jobs take one to two days.
The work causes no disruption to the rooms below and requires no special preparation by the homeowner. Adequate ventilation is maintained by the contractor as part of the job.
- Half a day for a standard cold attic
- No disruption to living areas below
- Ventilation maintained throughout
- Post-works certificate issued by contractor
How much will you save on heating bills?
Attic insulation can reduce heat loss through the roof by up to 25 percent of total heat lost from the building. For a typical 3-bed semi-detached home in Ireland, that translates to an annual saving of €150 to €300 on heating bills.
Given the low net cost after the SEAI grant, the payback period is often under two years. Few energy upgrades come close to this return, making attic insulation the first step most energy advisors recommend.

What depth of insulation is required?
SEAI-approved attic insulation must achieve a minimum depth of 300mm for loose fill or 250mm for mineral wool batts. Most older Irish homes have 100mm or less, so topping up is the most common job.
Can I get a grant if my home is newer than 2011?
The SEAI Better Energy Homes grant is available only to homes built and occupied before 2011. Newer homes can still have attic insulation installed but would pay the full cost without grant support.
Blown insulation or mineral wool batts: which is better?
Both achieve the same result. Blown loose-fill is faster and reaches awkward corners more reliably. Mineral wool batts are slightly cheaper for straightforward open attics. Your contractor will advise based on access and existing insulation.
Will insulating my attic cause damp or condensation?
Not if the work is done correctly. SEAI-approved contractors maintain adequate ventilation during installation. Blocking all airflow in a cold attic can cause condensation, which is why ventilation is checked as part of the pre-works survey.
My attic is a converted room — does that change anything?
Yes. Room-in-roof insulation is a separate, more involved job: insulation goes between and under the roof rafters rather than the floor joists. The SEAI grant is higher at €3,000 to reflect this.
How do I claim the SEAI grant?
Your SEAI-registered contractor handles the application. They deduct the grant from your invoice, apply to SEAI for reimbursement, and issue a post-works certificate. You pay only the net amount.
